Stay Policy
* Highly limited availability during high season, please inquire at least 4 months in advance. Requests for rooms on higher floors (4th to 7th floors) are strongly NOT guaranteed.

2. Non-Refundable & Non-Modifiable Booking

For monthly rate reservations, once the booking has been confirmed and payment has been completed, the reservation cannot be modified, shortened, or refunded.

This includes changes from a monthly stay to a shorter stay or switching to daily rates. As the monthly rate is a special discounted price, no partial refunds or adjustments will be provided for early check-outs or changes in stay duration.
3. Monthly Deposit Policy

The monthly security deposit cannot be paid by credit card (cash or bank transfer only).

Guests must inform the hotel at least 7 days before check-out regarding their preferred deposit return method.

Deposit refund timelines:
-
Thai bank account: refunded within 1–3 days after check-out.
-
Foreign guests without a Thai bank account: refunded in cash, with at least 7 days advance notice before check-out.

4. Extension of Stay Policy

Extensions for monthly stays are not guaranteed.

In cases where the guest has completed or is completing their prior contracted dates stay and wishes to extend for another month(s), room availability is subject to the hotel’s occupancy and upcoming reservations.

Extensions will only be confirmed once payment has been received and the hotel has formally approved the extended stay.

The hotel reserves the right to decline requests for an extension of stay in cases where room availability is limited or when the circumstances of the stay do not align with our service policies. We appreciate your understanding.

5. Storage & Leftover Items Policy

The hotel does not provide storage services for guests.

Guests are kindly reminded to take all personal belongings upon check-out to ensure the safety and proper handling of their items.

While we will do our best to assist with any forgotten items, the hotel cannot be held responsible for belongings that are left behind, misplaced, or discarded once checked-out.

If removal or disposal of leftover items is required, the hotel reserves the right to charge cleaning or removal fees, deducted from the deposit or charged via any equivalent method.

6. Room Reservation Policy

Room availability is not guaranteed after an initial inquiry has been made.

If a guest inquires about room details but does not confirm, the hotel cannot guarantee the availability of the room.

7. Right to Decline/Cancel/Terminate Bookings

The hotel reserves the right to decline bookings if no suitable rooms are available or if the reservation does not meet hotel requirements.

The hotel reserves the right to cancel, refuse, or terminate any booking under the following circumstances:

Non-Payment: If required payments—such as monthly rental fees, deposits, or outstanding balances—are not made within the specified timeline.

Room Damage or Misconduct: If the guest causes significant damage to the property, furnishings, or facilities, or engages in behavior that disrupts hotel operations or other guests.

Violation of Hotel Policies or Thai Law: If the guest fails to comply with hotel policies, safety guidelines, or any applicable laws and regulations of Thailand.

In severe cases, where damages, misconduct, or violations are substantial, the hotel reserves the right to pursue appropriate legal measures. Guests may also be held financially responsible for all resulting costs, which may be deducted from the security deposit or charged through alternative means. The safety, comfort, and well-being of all guests remain the hotel’s top priority.
8. Early Check-In & Late Check-Out

Early check-in and late check-out are subject to room availability and additional charges may apply.

Immediate confirmation cannot be guaranteed in advance.
9. Housekeeping & Maintenance Access

Monthly stays include housekeeping as per hotel schedule (weekly cleaning i.e. room cleaning, linen and towels changing), or as agreed.

For safety and maintenance, the hotel may access the room with prior notice except in emergencies, or if the room's hygiences and/ or safety are at risk.
10. Guest Conduct & Property Care

Guests are responsible for maintaining the room in good condition.
-
Any damage, missing items, or excessive cleaning required may result in deductions from the deposit or additional charges.
11. Room Assignment Policy

While we do our best to accommodate room preferences (such as floor level, layout, or view), room assignments are based strictly on availability at the time of booking and at the time of check-in. Specific room numbers or locations cannot be guaranteed.
12. Payment Policy

For monthly rate reservations, full payment must be completed as follows:

Upon Booking Confirmation:

One (1) month’s rental fee

Security deposit (equivalent to one month’s rental fee)

Monthly Payments:
-
Monthly rental fees are due on the 1st day of each billing cycle.

Bookings are confirmed only upon successful payment.

All payments made are non-refundable.
